It's never easy to rent an apartment in Chennai, especially if you are new to the city. The rental business is totally unorganized and it has become chaotic with small time brokers, who generally land you in the wrong place for a quick buck. But take heart, there's some relief now! Today, I met this gentleman called Kathiravan, CEO of OMR Rentals, he has a fresh approach to this rental business and has success fully completed 600 rental agreements in just 3 years! Isn't that amazing?
We happened to spend a couple of hours discussing about rentals business in India and I was really excited to learn about his operations. Unlike the regular rental agents you come across, Kathiravan has taken the corporate approach. He has two offices in OMR, one at Thoraipakkam and another one at Padur. He has a team of 6 to 7 people to run the show. He concentrates only in the OMR stretch, and aims to complete 1000 agreements this year.
One of OMR Rental's USP is property management. They not only identify and link you up with the property (& its owner) but take care of inventory management, furnishing, general maintenance & repairs, deposit part payment, police verification, property inspection, deposit refund etc., I don't think any other rental agent in Chennai does all these! The charges are quite standard, varies from 25% to 100% of one month's rent (depending on the property)
Mr. Kathiravan walked me through all the documents he signs with both the landlord and tenant, they were neatly crafted and quite comprehensive. Most of the properties dealt are societies or townships and the landlord clientele he handles is quite niche. His way of working reminds me of my previous employment in UK for a property management company. Not only his business model but I'd appreciate his attitude, vision , ethics and commitment towards the real estate industry. I wish him all the best!
